The prices in real estate in Kikuyu, in the Kiambu region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Kikuyu has increased strongly during the last 6 months. In September, the average price per m² was KSh 52,138. In the following month the price per m² increased to KSh 59,639. In the following two months the price per m² has increased 109 %, going from KSh 55,888.5 to KSh 60,747.5 per m². The price per m² has had a considerable increase of 133 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of KSh 58,318 to KSh 77,552.5 during January, and February.
Based upon to the price in Kikuyu (constituencies & towns), this has gone up considerably in the last 6 months. The average price during our first sample month during September, is KSh 4,310,000. During October the price went through a considerable rise reaching KSh 10,896,667. During the following two months (November, December) the average price had a considerable increase of 150 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 150 % during the last two months.
